How It Works
These listed homes might offer compensation or concessions to the buyer if their buyer purchases any of them, which could be used to pay their buyer agent for their services. If the buyer doesn’t have their own agent, we can handle the entire transaction for a set amount, typically 1% to 2% of the sales price.
Listing your home on the MLS means it will be seen on hundreds of websites, attracting more potential buyers who are ready, willing, and able to pay a higher price.
Once your home is officially “on the market,” buyers and cooperating Realtors will know that you are serious about selling. Sellers demonstrate their seriousness by listing with a broker, even with an MLS Entry-Only listing.
We do this full-time, and it’s not just a side job for us. We’re available to answer your calls day and night and have a lot of experience dealing with potential problems that may come up after we find a buyer.
Our Process
We’ll send you the forms you need through CTME. Once you fill them out, we’ll list your home on the local MLS broker database (Recolorado.com). Your listing will then appear on hundreds of other real estate websites. You can send us your pictures using WeTransfer.
You’ll reach all the agents who represent buyers interested in homes like yours, so get ready. These agents will contact you directly to schedule showings, either by phone or using the ShowingTime app. They might also ask about buyer agent compensation.
You won’t receive text messages and calls from agents just looking for listings anymore.
Once your home is on the MLS, you won’t face the stigma associated with selling FSBO (For Sale By Owner). We suggest removing your FSBO sign if you have one.
You can still save on the selling commission if you find the buyer yourself or if the buyer’s agent doesn’t request any compensation or concessions in their offer.
You must inform your agent when you accept an offer and provide sales details when the property closes (like the closing date, type of financing, sales price, and the name of the agent if they brought the buyer).
Starting July 1st, 2024, we won’t publish any compensation for buyer agents on our listings in the MLS. Buyer agents may or may not request concessions in their offer, which could be used to compensate them. Alternatively, the buyer agent may be compensated directly by the buyer.
No Hidden Fees
If you’re experienced selling on your own and want to expose your property to all of the buyers and agents, this is a perfect option! Your listing will also appear on Zillow, Realtor.com and 100’s of other real estate sites within hours of going live on the MLS. Luxury Living will receive 1/10th of 1% of the sales price at closing with this package.
